The headline number for University City -- 98.9% average list-to-sale, 15-day median DOM -- understates the variation inside this market. University City runs two distinct submarkets simultaneously, and the strategy required to sell in each one is different.
The condo segment, which accounts for roughly two-thirds of the 154 closed sales, carries its own inventory pressure. The 94 active listings are heavily weighted toward condos, and the average DOM of 23 days versus the median of 15 tells you that stale listings exist -- typically 1-bedroom units priced above what the absorption rate supports. In this tier, buyers have optionality and use it. Sellers who price at the trailing edge of recent comps rather than the leading edge tend to close faster and net more per square foot.
The average sale price of $1,137,885 sits only $50,385 above the median of $1,087,500 -- a tight spread that signals this market is not being distorted by a handful of outlier sales. The distribution is relatively balanced across the condo-to-SFR continuum, which means median is a reliable benchmark for most sellers.
The SFR segment behaves differently. Detached homes on the Governor Drive, Mercer Lane, Millikin, and Calgary corridors moved faster and with less negotiation than comparable product in neighboring ZIPs -- UCSD proximity, walkability to UTC, and the La Jolla adjacent school options sustain genuine SFR demand. Well-priced SFRs in the $1.4M-$1.8M range consistently attracted multiple offers in 2026. The $3.2M close at 6031 Dirac Street confirms the ceiling, but it is the volume in the $1.2M-$1.8M tier that defines the market's character.
The practical implication for sellers: accurate pricing relative to product type (not just ZIP median) determines speed and net proceeds. A 2-bedroom condo at $750,000 and a 4-bedroom SFR at $1,600,000 operate in entirely different competitive environments within the same 92122 ZIP code.
