The 25-day average DOM versus 16-day median tells the rest of the story: a handful of overpriced or distressed listings drag the average up while the core SFR market moves quickly.
The average sale price of $710,874 sits below the median of $721,500 -- a pattern that reflects the weight of lower-priced condo and small-attached product compressing the average while the detached SFR segment sets the median. Logan Heights is geographically positioned to benefit from the ongoing development pressure radiating south from Downtown and west from City Heights.
