The 16-day median DOM confirms that correctly priced detached homes in this ZIP are going under contract in under three weeks. The 25-day average DOM versus 16-day median tells the rest of the story: a handful of overpriced or distressed listings drag the average up while the core SFR market moves quickly.

The average sale price of $710,874 sits below the median of $721,500 -- a pattern that reflects the weight of lower-priced condo and small-attached product compressing the average while the detached SFR segment sets the median. For sellers of 3-bedroom detached homes, the $721,500 median is the relevant benchmark, not the average.
