Logan Heights 92113 Price Guide

What Does Logan Heights Look Like at Each Price Point?

Logan Heights has one of the widest price ranges in San Diego's affordable tier -- from sub-$430K condos to $1.25M multi-unit properties. The 2026 data from 42 closed sales shows a market where detached SFRs drive the median higher while a mix of condos, townhomes, and multi-unit assets fill the entry end of the range.

Price Range What to Expect Typical Profile
Under $500K Condos and smaller townhomes at the entry of the market. 4407 Mayberry Street (2/2 TH) closed at $417,000; 3285 Ocean View Blvd #22 (3/2 condo, 1,036 SF) at $425,000; 8 S Francis (detached 2/1) at $461,000. Units in this range typically run 800-1,050 SF. These represent the most affordable residential product in a ZIP where the median is above $700K. 2-3 BD / 1-2 BA · 800-1,100 SF · Condo/TH

Market Commentary

Logan Heights in 2026: 101% List-to-Sale, 16 Days to Contract -- Buyers Are Not Waiting

The Logan Heights market in 2026 is running hot by any conventional measure. A 101.3% list-to-sale ratio means buyers are bidding above asking price on a median basis -- this is not a market where offers come in at 95% of list. The 16-day median DOM confirms that correctly priced detached homes in this ZIP are going under contract in under three weeks. The 25-day average DOM versus 16-day median tells the rest of the story: a handful of overpriced or distressed listings drag the average up while the core SFR market moves quickly.

The average sale price of $710,874 sits below the median of $721,500 -- a pattern that reflects the weight of lower-priced condo and small-attached product compressing the average while the detached SFR segment sets the median. For sellers of 3-bedroom detached homes, the $721,500 median is the relevant benchmark, not the average.

Logan Heights is geographically positioned to benefit from the ongoing development pressure radiating south from Downtown and west from City Heights. It sits directly north of Barrio Logan -- which has become one of San Diego's most recognized arts and culture destinations -- and offers detached SFRs at price points that have largely disappeared from the ZIPs immediately adjacent to Downtown. The I-5 bayfront corridors nearby are continuing to attract investment. A buyer who could not afford North Park in 2022 is now looking at Logan Heights as the next ZIP on the trajectory.

Sellers should note that the market rewards accurate pricing. The outlier properties with 90+ days on market -- 4015 Boston Ave (67 DOM), 325 Gloria St (91 DOM), 5068 Palin St (92 DOM) -- all had extended listing periods before eventually closing. The homes that sold in 5-15 days were uniformly priced in line with or below recent comparables. The competitive window for a well-priced Logan Heights SFR remains narrow and sharp.

Community Resources

Logan Heights is one of San Diego's original working-class neighborhoods, with deep roots in the city's Latino and Filipino communities. The neighborhood borders Barrio Logan to the southwest -- home to Chicano Park, a National Historic Landmark under the Coronado Bridge, and one of San Diego's most recognized cultural destinations. The Logan Heights Community Development Corporation and neighborhood associations have advocated for housing stability and community investment throughout the ZIP for decades. National Avenue is the neighborhood's central commercial spine, flanked by residential streets of modest detached homes and an increasingly visible new-construction townhome presence along Ocean View Boulevard.
