Golden Hill sellers are already achieving 100% of list at negotiation - they're not leaving money at the table there. But a lot of them are leaving it in their listing agreement before the home ever goes live."
The most active segment has been 2-3BR SFRs priced $700K to $1.1M - homes on 19th, 22nd, 25th, 27th, 30th, Fern, Grove, Edgemont, and the residential streets climbing the ridge. These are typically Victorian-era or Craftsman homes on 2,500-7,000 SF lots, ranging from about 700 to 1,300 SF. Updated examples are moving in under 15 days.
