ZIP 92102 is the kind of market where the buyers who got priced out of Mission Hills and North Park are now setting the comps. With 59 closed sales through August 11 - ranging from Broadway condos under $400K to large renovated SFRs above $2.1M - Golden Hill is competitive, steady, and increasingly recognized. The 13-day median DOM and 100.0% list-to-sale ratio tell a clear story: sellers who price correctly are getting everything they ask for, in under two weeks.

"At the $830,000 median, the gap between a 1% and 2.5% listing fee is $12,450. At the average sale price of $932,838, it's $13,993. Golden Hill sellers are already achieving 100% of list at negotiation - they're not leaving money at the table there. But a lot of them are leaving it in their listing agreement before the home ever goes live."

The most active segment has been 2-3BR SFRs priced $700K to $1.1M - homes on 19th, 22nd, 25th, 27th, 30th, Fern, Grove, Edgemont, and the residential streets climbing the ridge.
