North Park Market Analysis · 2026

North Park Is One of San Diego's Most Active Urban Markets - and One of the Best Places to Save on Commission

North Park 92104 is the kind of market where the data tells a clear story: 140 homes closed in 2026 with a 12-day median DOM and a 100.5% list-to-sale ratio. That means well-priced homes aren't sitting - they're selling fast and at or above asking. If you're a seller, that environment works in your favor. The question is why you'd hand 2.5% of the result to a listing agent when 1% buys you the same photography, the same MLS exposure, and the same negotiation.

The ZIP 92104 median of $807,500 masks a wide range. The market runs from sub-$300K studio condos along Florida and Alabama to $2.3M renovated Craftsmans near South Park. What moves fastest in the middle: updated 2BR SFRs in the $850K-$1.1M range and 2BR condos under $600K. Both segments regularly see multiple offers and quick closings when the condition and price are right.

The neighborhoods within 92104 are not interchangeable. North Park proper - the 30th Street corridor, Ray Street, University Avenue - commands a premium for walkability and energy. South Park trades some of that foot traffic for quieter blocks, larger lots, and a stronger sense of neighborhood identity. Golden Hill sits at the southern edge, still highly desirable, with some of the best views of downtown in any inland San Diego ZIP.

At the median price of $807,500, the difference between 1% and 2.5% is $12,113. At the average sale price of $925,877, it's $13,888. That money doesn't go into marketing - it goes to the brokerage. My sellers get full-service representation, professional photography, MLS listing, and expert negotiation at 1%. No asterisks.

Living in North Park, South Park & Golden Hill

North Park
San Diego's most walkable urban village. The 30th Street corridor is lined with craft breweries, coffee shops, and restaurants. Ray Street hosts a thriving arts scene with monthly Art Hop events. A mix of Craftsman bungalows, Spanish revivals, and newer condos draws buyers at every price point from the mid-$400Ks to $2M+.
South Park
North Park's quieter, tree-lined southern neighbor. Victorian bungalows and Craftsman homes on wide, oak-shaded streets define the character here. Grape Street, Juniper, and 30th anchor a village-scale restaurant and retail scene. South Park buyers tend to prize charm and community over density - and are willing to pay for it.
Golden Hill
Perched on a ridge with sweeping views of downtown and the bay, Golden Hill offers some of the best value in 92104. Historic Victorian homes, creative residents, and proximity to Balboa Park make it one of the most underappreciated pockets in the city. Entry-level SFRs still exist here - not for long.
30th Street Brewery Row
Benchmark, Mike Hess, Eppig, and a dozen more craft breweries within walking distance. North Park is the craft beer capital of San Diego.
Ray Street Arts District
Galleries, studios, and the beloved Art Hop on the second Saturday of every month. One of the most active arts corridors in San Diego.
North Park Farmers Market
Thursday evenings on 30th Street, year-round. Local produce, prepared food, and a community gathering point that defines neighborhood life.
Balboa Park Access
1,200 acres of museums, gardens, trails, and the San Diego Zoo - all within a 5-minute drive or a 15-minute walk from most of 92104.
Restaurant & Bar Scene
University Avenue and 30th Street host dozens of restaurants - Vietnamese, Mexican, Japanese, Italian, and farm-to-table - with new openings every season.
Walkability & Transit
Walk Score 90+. Many errands done on foot, excellent bike infrastructure, and MTS bus access make this one of San Diego's most transit-friendly ZIPs.

Proposition 19: What California Homeowners Need to Know About Intergenerational Transfers

January 28, 20264 min read

Why Proposition 19 Matters for California Homeowners

With California’s ongoing housing shortage and soaring prices, Proposition 19 brought major changes to how property taxes are handled — particularly for seniors, wildfire victims, and families passing property between generations.

C.A.R. (California Association of Realtors) sponsored Prop 19 as part of a broader strategy to unlock more housing inventory, especially by allowing older homeowners to move more freely without being penalized by increased property taxes.

But one of the biggest shifts? The rules for intergenerational transfers — meaning what happens when you pass your home to your children or grandchildren.

Let’s break it down.

Prop 19 San Diego

The Big Picture: What Prop 19 Does

Proposition 19 has two major components:

  1. Tax Portability

    • Homeowners who are 55+, severely disabled, or wildfire/natural disaster victims can now transfer their current property tax base to a new home anywhere in California, up to 3 times in their lifetime.

  2. Limits on Inherited Property Tax Savings

    • Families used to be able to inherit not just the home, but also the low property tax base — even on vacation homes or investment properties.

    • Now, only primary residences passed to children or grandchildren will retain the property tax base — and only if the new owner uses the property as their primary residence.

Why C.A.R. Allowed Changes to Inheritance Rules

The truth is, intergenerational transfer tax rules were already under attack from lawmakers and media who viewed them as tax shelters for the wealthy.
Without Prop 19, there was a risk that all property tax benefits for family transfers would be eliminated completely.

Instead, Prop 19 preserved the ability for families to keep property tax savings on the family home, while ending those benefits for second homes or rentals.

It also cemented those rights in the state constitution, protecting them from future rollbacks.

New Rules for Family Transfers & Property Tax Basis

Here’s how the new rules work as of February 16, 2021:

If you transfer your principal residence to your child or grandchild, and
They live in the home as their primary residence, and
They file for the homeowner’s exemption within one year
👉 They can keep your low property tax base.

However, there are limits:

  • If the market value at time of transfer is less than $1 million over the original tax basis, the child keeps the exact same tax base.

  • If it’s more than $1 million over, the new tax base is adjusted upward:
New Taxable Value = Market Value – $1 Million

📌 Example:

  • Original tax basis = $500,000

  • Market value at time of transfer = $1.2M → New tax basis = $500,000 (no change)

  • Market value at time of transfer = $2M → New tax basis = $1M

What About Family Farms?

Yes, family farms are included.
Under Prop 19, family farms retain their tax basis — even if the child or grandchild doesn’t live on the property, as long as it’s still being used for agriculture, grazing, or cultivation.

What Benefits Were Eliminated?

Prior to Prop 19, you could also pass on up to $1 million of additional real estate (not your primary home) to children without triggering reassessment.

🚫 That exemption is now gone.
Only the family home is eligible for tax savings under Prop 19 — and only if it becomes the new owner’s primary residence.

Will Prop 19 Raise Your Taxes?

For most homeowners, no.
In fact, it may help many Californians save — especially seniors or disaster victims looking to downsize or relocate.

But for families passing on high-value homes or second properties, there may be higher property taxes unless the new owners live in the home.

What Should You Do Next?

If you're planning to pass your home to your children or grandchildren, here’s what you should consider:

Make sure they plan to live in the home as a primary residence
File the homeowner’s exemption within 1 year of the transfer
Talk to a tax advisor or estate attorney to understand how Prop 19 may impact your estate plan
