When I pulled the comp report for ZIP 91941 this month, one number stood out immediately: the median days on market for sold homes is 11 days. That's not days from listing to offer — that's the median from list date to closing. In a $1M+ market, that pace is significant. Buyers in this ZIP are prepared, pre-approved, and moving fast.

The list-to-sale ratio is the other number worth paying attention to. Professional photography, accurate pricing, and targeted marketing are what convert a Mt. Helix listing into a competitive situation.
