Established families are moving up, retirees are rightsizing into condos, and first-time buyers are stretching into the lower SFR tier. The market absorbed all of it at a 100.0% list-to-sale ratio on a median basis -- sellers who priced correctly were met at ask within 11 days.
The average sale price of $1,136,422 sits $36,000 above the median of $1,100,000 -- a gap explained entirely by the luxury segment. The 20+ sales above $1.5M, including transactions at $2.1M, $2.3M, and $2.44M along Ridge Manor, Norman Lane, and Spear Street, pull the average up. For the owner of a typical 3-bedroom Del Cerro SFR, the $1.1M median is the right benchmark -- not the average.
